Rabbi Shais Taub asked these questions at a recent class at Beth Rivkah Seminary in which an excerpt from a groundbreaking sicha of the Rebbe was studied. The sicha from 10 Shvat 5714 explains the unique advantage of prayer at the resting place of the righteous and how it can be even more powerful than davening anywhere else on earth, even Eretz Yisrael.
