Another reason to look forward to the summer…
A new chassidic bungalow colony is set to open in the Loch Sheldrake area of the town of Fallsburg in Sullivan County, New York.
Named “Evergreen Circle,” its 52 housing units are intended for Lubavitch families, wishing to spend their vacation with familiar faces and in spacious homes.
Developed by the East Concord Group, the residential piece of land will include a shul with a day camp in its basement and a mikvah in the future.
The majority of the homes are already purchased, Zalman Wilhelm, a coordinator of the development, told COLlive.com. “It’s a beautiful new place to spend the summer.”
Its close proximity to Parksville and the Chabad boys Camp Gan Israel and to supermarkets and eateries in Woodbourne and South Fallsburg, make the location ideal.
Each unit covers 2250 square feet, 4 bedrooms, a living room, a dining room near the kitchen, 3 restrooms, a laundry room, 2 private parking spaces and decks in the front and back.
Units also have a walk-in basement which can be used as a playroom or used as 2 bedrooms.
The grounds include 2 swimming pool and a kiddie pool, a playground, a basketball and tennis court that will keep children and adults busy. For learning, the shul will be equipped with plenty of seforim.
Aware that a chassidic community is living in Loch Sheldrake year-round, the Evergreen Circle homes are winterized and the maintenance ($2,500 annually) will keep the grass cut and the snow shoveled.
The price per unit, and there are only a few left, is $179.000. Wilhelm said that the developer is giving an option of self-financing instead of taking a mortgage.
An Open House will be held this Sunday, 2:00 PM, at Evergreen Circle, 1 Inner Circle Road, Loch Sheldrake, NY. For more information, email [email protected]
What are the prices ?
it definitely is not a bungalow , it’s a very nice home in the country. Why call it a bungalow? Very upscale from the bungalow I remember as a child with Bubbe in Loch Sheldrake !!!!
So if I win, I’ll take both sides!
Are they each individual detached homes with 2 front doors or all attached on one side so each home has an upstairs, ,downstairs and a basement.
To all those asking us about the name of the place.. its called INNER CIRCLE
Not evergreen circle.
thank you

This might actually be a good solution for a family with modest income that wants to stay in CH but can’t afford a million dollar home. You can stay in your small apartment year round but at least you have a nice retreat to fall back on whenever you need a break, that is not too far from the city. You can also rent it out to families on a weekly or monthly basis. I think this has great potential!
Because if we all moved there then before you know it, the market will be driven up, and upstate will be the new Brooklyn.
Well said! U have to be happy for others whether its a Simcha or buying a bungalow………………….
& iyh the aibershter will giv u too!
Y don’t we build all-year-round homes? For $179,000 for a 6 bedroom home (incl basement) y r we still in ch? I never knew this was possible. Let’s start building such an economy-friendly community! Who’s in?
THERE IS 1 AND ONLY 1 “EVERGREEN ESTATES”
does your son wear blindfolds in crown heights?
I think people are just frustrated with reading about how many people cannot pay full tuition. The frustration comes in if the people who are buying these summer homes are complaining about tuition. That is fantastic that there are so many families who can afford these houses. But if they are buying these houses and then asking for a break on tution, that’s not okay.
Maybe this can help the housing problem in crown heights.
Why not move there, and have a large house for an amazing price compared to brooklyn.
for all those commenting out there about how expensive everything is and who can afford a summer home, believe it or not there are families in Crown Heights who have a LOT of $ and who can afford it! it’s nobodies business who pays tuition or not. Hashem is the one who decides who will be rich and who will be poor! So if you are not the lucky rich ones, then just be happy for those who are and daven to Hashem to help you;)
Wondering What about this articles brings out peoples negativity? The price seems decent to me. I’m sure some people can afford and some can’t. Like everything in life. Be happy with what you have and Hashem gives you and be happy for others.

Does this mean that there are at least 52 families that pay full tuition so they can afford summer homes?
I say at least becuse there are other places where pepole own summer homes.
Just asking
How do they keep privacy.. Are there trees in front
They call it “Evergreen” because it’s right down the road from evergreen, and circle because it’s located in “Inner Circle” (the white houses you see in the picture are “Inner Circle” houses.
I believe it’s called evergreen circle cuz that’s the
Street it’s on
outside looks good now reveal the innards XD
Which Lubavitch are you catering to.
Can I bring my son to this new colony or does he have to wear blindfolds.
how do you find out more information? is there a website? a phone number? what are the prices?
This is all very nice, but who has money for a summer home? I keep reading article after article about how we can’t pay for our children’s school tuition. And sleep away camp is also very expensive. I would love a summer home, but I have to go to work everyday. Maybe these homes will be rented out to people like me who can’t afford a home of my own and would love to take a week off in the summer in the mountains. I’m not jealous. I understand my position and thank G-d I have a job (I’m a… Read more »
It said 2250 square feet. H E L L O …..
These are bigger and way nicer than my house!
chances are that people will call them the “new evergreen” and the “old evergreen”
The name has got to go! It’s way to similar to evergreen estates which is located about 2 min drive away. Just imagine this.
Person 1:”Hey I’m going to visit some friends in evergreen”
Person 2: “which evergreen?”
Point made.
how many feet are the homes apart from each other
