Lottery for 50 Affordable Units

More than 50 apartments in Crown Heights hit the affordable housing market this week as 409 Eastern Parkway (at Bedford Avenue) nears completion.

The corner building spans more than 197,000 sq. ft.with 11 stories and 186 apartments of which 56 lists as affordable. The average unit size is roughly 900 sq. ft. The corner property extends from Lincoln Pl. and Bedford Avenue well onto Eastern Parkway. 409 Eastern Parkway replaces a gas station and car wash.

The affordable units are reserved for applicants earning 80% of the area median income (AMI). There are five studios, 23 one-bedroom apartments and seven two-bedroom units available. Applicants need to make between $42,000 – $66,800 to qualify for studios. Single- to three-family households need to make between $45,018 – $75,120 to qualify for the one-bedroom and $55,863 – $90,160 for the two-bedroom.

Rent rates are as follows: Studios are $1,168/month, One-bedrooms are $1,254/month and two-bedrooms are $1,511/month.

Department of Buildings documents lists Tomer Yogev of Bedford Incestrors LLC as the owner. Designed by Ramy Isaac of Isaac & Stern Architects, the building offers amenities, including a fitness center, laundry room, roof deck, game room, courtyard, business lounge, office space, pet spa, kids room and bike room.

The building features 80 indoor parking spaces. There is more than 14,000 sq. ft. dedicated to retail space. Union Market opens in one of two on-site retail units.

Preference will be given to current residents of Brooklyn Community Board 8 (50%) which includes North Crown Heights, Prospect Heights and Weeksville, as well as municipal employees (5%). Owners designated a percentage of units for applicants with mobility (5%) and vision/hearing (2%) disabilities.
