With lockdowns still in place and the future remaining uncertain, many families are worried about the summer.
With the fate of both overnight and day camps still unknown, many are wondering, what will they do with their children to keep them happy and occupied during the long, hot summer?
For many, the answer is Evergreen Circle, a new bungalow colony with ready-to-move-in homes in New York’s Catskill Mountains, only minutes away from Liberty, NY, Gan Israel and Woodbourne.
Evergreen Circle will have only 48 units in total, and stunning lake view units are available.
Developers have worked to make owning your own summer home as affordable and accessible as possible, offering both regular and developer financing.
First home buyers can put down as low as 3% – $7500, or slightly higher if it is a second home, to receive a mortgage. Must be income qualified through Key Bank.
With developer financing, buyers put down $50,000, no tax returns needed, and you’re done. The balance is paid to the developer on a private mortgage for 5 years at 6 percent. Move in that day!
Homes are approximately 2,250 square feet for $240.000 or 2,500 square feet for $250.000, and feature 4 bedrooms, a living room, a dining room attached to the kitchen, 3 restrooms, a laundry room, 2 private parking spaces and decks in the front and back.
The grounds include a shul with a day camp in its basement which will be run with a parallel boys and girls division, 2 swimming pool and a kiddie pool, a playground, a basketball and tennis court.
The units are winterized and can be an easy way to get away during the year as well, or can be an option to live there all year round, if you wish.
Maintenance for the year is only $2500, includes having the snow cleared if you want to come for Chanukah or any other time during the winter.
Now is the time to take advantage of this opportunity, for a very reasonable financial commitment. It has never been easier to own your own summer home as it is now at Evergreen Circle.

It might be worth it given the homes are winterized to own there and rent in Brooklyn for those who are priced out of buying in Brooklyn altogether . The down payment goes far to own one of these and that same down payment for Brooklyn wouldn’t even be enough for a 1 bedroom condo in the city.
It comes out to about 7500 a year maintenance and city taxes.
If your doing conventional mortgage you’ll be paying about 25k a year. You need to decide if its worth 25K a year for u to come up 2-3 months a year.
Sounds amazing
We could make our own school, husband can get a simple local job….it’s time to start living….

Im not a Mavine, but the Rebbe wanted people to live in CH not suffocate.
If you want to move out of crown heights and buy an affordable home, there are other place you can move without having to live like this….
Where? What Cost?
Sounds so tempting
Cincinnati Ohio is a very good place to live, homes for under $250K, school vouchers, a Chabad Yeshiva and soon a Chabad Chader.
I have a group of families interested in moving out to Cincinnati, who can we talk with?
